Plaintiff, by assignment, sued Defendant on negligence and fraud claims for causing them to overvalue a west-side Santa Barbara home. Plaintiff claimed the home had zero value due to Defendant's failure to disclose water intrusion and deferred maintenance. The home went into default causing an investment loss in excess of $50,000.00. Defendant contended the $630,000 appraisal was a limited, recertification value with restrictions for its use requiring additional information for full reliance.
